Investing in brownfields and surplus properties

RERC creates a custom approach for each acquisition tailored to the environmental liabilities and your goals as a seller. We purchase from:

Large corporations seeking to divest non-core assets during portfolio restructuring or mergers and acquisitions

Heavy industrial real estate owners in any stage of closure (decommissioning, demolition, or remediation)

Individual brownfield owners seeking to free up capital locked in a property

Trusts seeking to find a responsible buyer for repurposing the site

Target Markets

RERC invests throughout the continental U.S. in primary and active secondary markets.

Transaction Size

We invest $5 million to $20 million in a single asset or a portfolio of real estate and/or loan assets. Larger or smaller transactions will be considered on a case-by-case basis.

Transaction Structure

We customize deal structures based on the seller’s unique needs. Typically, deals are structured to be “AS IS, WHERE IS” with a quick close.

Property Types

Property types include industrial, retail and office properties, and land with environmental impairment. We also work with infill land and underutilized assets with redevelopment potential.

Transaction Types

  • Direct real estate acquisitions (portfolios or single assets)
  • M&A transactions with a carve out of impaired asset
  • Corporate sale-leaseback
  • Performing and non-performing loans secured by real estate
  • Joint ventures with real estate developers
  • Other transaction types considered on a case-by-case basis.

Do you have a brownfield site or surplus property that you need to get off your balance sheet — and your mind?
